Position - Senior Sales Manager

The Company:

Named as one of the top 5 companies in the industry, they have a huge presence in the UK and pride themselves on their reputation within the industry. They are currently looking for an experience Senior Sales Manager to join the growing team on an iconic mixed-use project in the West Midlands.

Job Purpose:
This is to manage sales schemes including helping to set up show homes and marketing suites as well as being responsible for achieving sales targets effectively. You will also be required to oversee and support the sales managers as well as helping in the recruitment process for sales consultants.

Main Duties:

  • Reporting to the Head of/ Sales & Marketing Director;
  • Ensuring the sales programme is managed in an efficient, professional way, within target and the required parameters to achieve sales objectives in line with the business priorities and budgets;
  • Maintain and record weekly sales records;
  • Manage sales costs and work to the agreed budget;
  • Create and maintain process and procedure in line with the company's guidelines;
  • Work with the Marketing Manager to implement show homes and sales area set up in accordance with the company's procedure and guidelines;
  • Recruit, manage and appraise the Sales Consultants and ensure timely payment of commission as approved by the Sales and Marketing Director;
  • Analyse sales targets and achievements tackling areas of underperformance;
  • Working in partnership with the Construction team to ensure full awareness of the detail of new schemes and proposed handover dates and communicate this with Sales & Marketing team;
  • Ensure attendance at Project Review Meetings to ensure timely delivery of schemes and disseminate information to colleagues;
  • Responsible for continuously reviewing the quality of the sales product and the sales service recommending changes and improvements to achieve performance targets and objectives;
  • Monitor the housing market and provide research to ensure pricing structures are competitive, sales rates and purchase values are maximised;
  • Undertake market research and provide recommendations of mix, pricing and sales rate for land opportunities.
  • Prepare regular forecast projections of reservations and legal completions in line with required timetable for approval by the Sales & Marketing Director to ensure the Team's cash flow forecasts are accurate at all times;
  • Ensure colleague resources are allocated to sales events as well as ensuring sufficient site and office cover as required;
  • Comply with responsibilities as laid down in the Group's Health and Safety Policy in order to ensure a safe environment for sales department employees and for customers;
  • Adhere to the consumer code
  • Ensure we comply with CPI (Consumer Protection Against Unfair Trading)


Key Skills & Experience:

  • Competent user of MS Word & Excel;
  • Must have a valid relevant CSCS card;
  • Valid UK driving licence;
  • Strong leadership skills;
  • Motivational and coaching skills;
  • Demonstrable experience of leading a new homes sales team;
  • Experience of managing after sales issues;
  • Ability to undertake multi-site working;
  • Detailed understanding of conveyancing procedures;
  • Communication and negotiating skills
  • An understanding Consumer Code/Office of fair trading
  • An understanding of Consumer Protection from Unfair Trading Regulations
  • Complaints handling; letter and report writing experience;
  • Communication and negotiating skills;

  • Demonstrate a great positive attitude;
